The scope
A detached accessory dwelling unit: full kitchen, bathroom, and a covered entry, built to the same code as the main house.
An ADU is a full house at a smaller scale — its own foundation, its own service panel, its own permits — which surprises people who expect it to be closer to a shed. This one sits at the back of a standard city lot and required a setback variance we handled before design started, not after.
It is rented as a long-term unit now, which is the most common reason our ADU clients build one at all.
