Consultation, design and estimate, permitting, construction, walkthrough. The same five stages on every job.

The same five stages run on every project, whether it is a powder room or a second-storey addition. What changes is the calendar, not the sequence.

1. Consultation

We walk the house, listen to what is not working, and give you an honest range before a single drawing exists. If your budget and your ambition do not match, we say so in week one, not week eleven.

2. Design & estimate

Fixed drawings, a real material list — cabinet line, counter material, tile, fixture models named, not allowances with a placeholder number — and a price that does not move once you sign. This is usually two to five weeks depending on scope.

3. Permitting

We pull every permit the scope requires and schedule every inspection. You never call the city. For structural work, our engineer’s stamp goes on the drawings before a permit application goes in.

4. Construction

One lead carpenter, one schedule, weekly photo updates whether or not you ask for them. Change orders happen — a wall opens and finds something nobody could have seen — but they are the exception logged in writing, not the quiet norm.

5. Walkthrough

A written punch list, a same-week fix for anything on it, and a one-year workmanship warranty that starts the day we hand you the keys, not the day the invoice clears.
